Concrete Cleaning & Sealing

Concrete Sealing features
Sealing concrete with our penetrating sealer

Cleaning and Sealing your Concrete Driveway, Sidewalk, Patio or Commercial Concrete surface is an easy and inexpensive way to keep the area around your home or business looking its best. A high quality Penetrating Concrete Sealer can add 10 plus years of life to your Concrete.

Water is the main culprit for damage to Concrete because it Penetrates and expands during freezing periods. Water expands 9% in volume when it freezes, creating a force that is strong enough to break Concrete and cause flakes, pits, and cracks. Sealing Concrete limits the amount of water that the surface absorbs.

We use a penetrating sealer that protects against freeze / thaw damage, erosion, efflorescence, spalling and salt attack. It will seal without changing the sheen, texture or traction of the surface, leaving a completely natural appearance. Our sealer works 100% below the surface and can never flake, peel or chip like film-forming sealers.

  • Waterproofing & Radon Mitigation – Restricts the movement of water, water vapor, radon, and other soil gasses.

  • Strengthens – Bonds and hardens concrete surfaces, reducing dusting, spalling, and cracking.

  • Protects concrete against freeze/thaw damage, road salts, and     deicing chemicals.

  • Efflorescence – Reduces efflorescence (unsightly mineral salts).

  • ECO-Friendly – Zero VOCs, no solvents, no noxious odors. Safe for indoor use.

  • Breathable – Does not trap water vapor at the surface. Allows concrete to breathe and dry.

  • Non-Film Forming – Does not change the appearance or make surfaces     slippery.

  • Paintable – Neutralizes alkalis and reduces high pH (new concrete). Improves the performance of water-based stains, epoxy coatings, paints, thin-set, patching compounds, and surface levelers.

  • Deep-Cleans – Purges contaminants, sub-efflorescence, minor oil and grease spills, and animal urine to the surface.

  • Permanent – One-time application. No reapplication is required. Cannot be pushed out by water pressure, and will not wear off, flake, or peel.

Concrete Waterproofing

Our penetrating sealer is great for new foundations

New Home Construction

We apply our PERMANENT penetrating sealer to the floor and both sides of the foundation for a complete waterproof solution. Helps Reduce Radon and Soil Gases

The seal it provides within the concrete can never wear away, delaminate, peel, or wear away. It is unable to be pushed out of the concrete, regardless of the amount of negative-side water pressure. The seal becomes integral to the concrete itself. No reapplication is ever required. It is like injecting more cement into your concrete.

Our permanent penetrating sealer block water migration through the pores of the concrete and neutralize the alkalis in concrete to protect the waterproofing coating against “alkali attack”

Why does Tar Waterproofing fail?

waterproofing basements

Tar waterproofing membranes have no “give” and cracks eventually develop as the concrete constantly contracts and expands and the house settles. Similarly, tar paper or pargeting (a layer of mortar) on block walls is inelastic and will crack.

Concrete is “very strongly alkaline” (pH above 9). Water carries dissolved alkalis to its surface, where they attack any waterproofing coating by saponification (“alkali attack”) and even the concrete itself. Alkaline soils in some regions speed up this process and can “eat” away inches of concrete over several years.

All waterproofing coatings gradually break down or separate, even flexible elastomeric liquid membranes. Elastomeric sheet membranes separate as the alkalis attack the primer and taped joints and their service lives are guaranteed for only 5 to 10 years.
